Competitive Commission Rate + Value-Added Services

Straight talk is what you always get with me! As the industry evolves, commission rates do, too. The standard rate paid by sellers has been 6% for decades (3.2% to the listing agent and 2.8% to the buyer agent). These days, commissions are commonly negotiated (for both agents in a transaction), averaging about 3% to listing agents and 2.5% to buyer agents.

I offer the following variable-rate commission:

  • 2% full-service listing
  • 4.5% is the total commission paid by seller (assuming a 2.5% buyer agent commission)
  • 3.5% is the total commission paid by seller if the buyer doesn't have an agent and I manage the transaction for both parties

If you are selling and buying:

  • .5% or 1% credit to pay closing costs on your purchase (assuming a 2.5% or 3% buyer agent commission).

I also provide, at no cost to the seller, the following value added services:

  • Pre-listing inspection to identify and address issues before buyers find them. ($350+ value)
  • Staging guidance and/or virtual staging for an eye catching listing ($250+ value)
  • House cleaning, window cleaning, landscaping cleanup to shine among the competition ($350+ value)
  • One-year home warranty to sweeten the pot for buyers. ($500+ value)
  • Professional appraisal for the utmost confidence in your asking price if you have a one-of-a-kind property ($600+ value)
