Competitive Commission Rate + Value-Added Services

Straight talk is what you always get with me, never a sales pitch! As the industry evolves, commission rates do, too. The standard rate paid by sellers has been 6% for decades (3.2% to the listing agent and 2.8% to the buyer agent). These days, commissions are commonly negotiated, averaging about 3% to listing agents and 2.5% to buyer agents.

I offer the following variable-rate commission to maximize your profit:

  • 2% full-service listing
  • 4.5% is the total commission paid by seller, assuming a 2.5% buyer agent commission (2% to listing agent, 2.5% to buyer agent)
  • 3.5% is the total commission paid by seller if the buyer doesn't have an agent and I manage the transaction for both parties
  • For buyers, I offer a .5% commission rebate to pay down closing costs (assuming a 2.5% buyer agent commission)

I also provide, at no cost to you, the following value added services:

  • Pre-listing inspection to identify and address issues buyers may try to negotiate the price on. ($350+ value)
  • Staging guidance and/or virtual staging to make your house shine among the competition. ($100+ value)
  • One-year home warranty to sweeten the pot for buyers. ($500+ value)
  • Professional appraisal if you have a one-of-a-kind property, to give you the utmost confidence in your asking price. ($600+ value)
