Agent or Transaction Broker?


Sellers and buyers can engage a licensed real estate agent as either an Agent or Transaction Broker

Transaction Broker must act with absolute neutrality and is expressly prohibited by law from advocating or negotiating for any party to the transaction.

 A Transaction Broker is a neutral party who assists the buyer or seller or both parties to a transaction with the contract and keeps one or both parties informed of their contractual rights and obligations and options to advance or terminate the contract through closing.

An Agent, on the other hand, works solely on behalf of either the seller or buyer and is required by law to advocate and negotiate for and protect the interests of their client with the utmost good faith, loyalty and fidelity. 

An Agent goes the extra distance to provide information and resources throughout the process, and serves as an advisor and advocate for their client.

An Agent is like a coach and a Transaction Broker is like a referee. A coach prepares you for success, has a game plan, tells you the best strategy and moves to make to win the game (get the best deal) and a referee simply observes and makes sure the players (parties to the contract) are playing within the rules (terms of the contract) as they move the ball toward the goal (closing).

This option is for those who are comfortable negotiating on their own behalf and want assistance marketing their property, scheduling showings, writing the contract and managing the transaction through closing. 

My commission: 1% (standard listing agent commission is 3.2%)

Total commission if buyer doesn't have an agent and I assist both parties with the transaction: 3%
